QUALIFICATIONS The successful candidate’s most important qualifications include the following.
Experience in performing acquisition, relocation, and condemnation duties is preferred, though not required.
Experience conducting good faith negotiations, securing settlements, writing settlement justifications, reading right-of-way maps, reading and understanding appraisals, preparing and filing condemnation proceedings and conducting closings.
Experience working on behalf of Public Agencies.
An SR/WA, R/W-URAC, R/W-NAC, R/W-RAC, college degree, and either a license to practice law or a real estate sales or broker’s license is preferred.
Excellent oral and written communication skills.
Proven self-starter with strong administrative, time management skills, ability to multi-task, highly organized, strong attention to detail and general financial understanding.
Solid knowledge of general project management, coordination and administration required.
Ability to provide timely project updates.
Experience with Microsoft Office programs preferred.
Experience with SmartSheets is a plus.
Excellent internal and external communication skills.
Bilingual in English and Spanish is preferred, but not required.
Motivation to work in a dynamic environment with strict deadlines.

ESSENTIAL FUNCTIONS Acquire right-of-way, easements and temporary easements in conformance with State and federal laws, statutes, regulations and policies, including application of the Uniform Relocation and Acquisition Act of 1970 Maintain complete and detailed records/files with owner contacts, project costs, project issues, etc.
Acquire rights of entries.
Perform title searches.
Administer relocation assistance under the Uniform Relocation Act of 1970, as amended, and its implementing regulations at 49 CFR Part 24.
Complete need assessment surveys.
Compute relocation housing payments.
Identify available replacement properties.
Prepare claims.
Provide assistance with federal fund procurement, if necessary.
Provide counseling and advisory assistance to displacees.
Perform other right-of-way related duties as assigned.
Prepare project weekly report documentation for client including progress updates, meeting minutes, and schedule updates.
Other job-related duties as assigned.
Perform independent research and adapt changing priorities.
Work in a collaborative team environment and deliver accurate work product that is error free.
Adhere to CobbFendley’s safety standards to uphold a safe and efficient environment.
Maintain a professional attitude and fulfill responsibilities with integrity.
